As a part of Titanium Solutions, and a realtor with Associates Realty, I specialize in helping people work with their foreclosure problems. Either through loan modifications with their lender or helping to dispose of their properties, I strive to make this much less stressful (just by the very nature of foreclosure they can't be stress-free!). My services are free unless I help you sell your house and often, in the case of a short sale, the bank pays for my services.

Are you considering paying for loan modification help? STOP! Think Twice!
I have been getting a ton of phone calls and emails lately from people trying to decide who they should choose to modify their loan. (A loan modification is a great tool to make your loan into a loan that you can afford-- it is a fantastic tool because it can help you avoid foreclosure and save the bank a ton of money)
Here's basically what one recent inquiry said: I have been approached by two different companies offering to modify my loan with my lender. One will charge me $1500 and one $3000.
My question is, are these companies guaranteeing their services? You wouldn't pay a roofer to re-roof your home without a guarantee. You don't buy items that don't have some warranty that they will work. Why would you pay someone (quite a bit of money besides) without any guarantee that you can even get a modification... and how can you be sure that they have even done any work on your behalf?
I know there are a ton of people out there just like me who will help you (in your area) at no charge. There are no guarantees-- no one can promise they can make your lender change.
